THIS CAUSE having come to be heard on Plaintiff's Motion for Entry of Default Final Judgment of Foreclosure, filed on May 17, 2024, the Court having reviewed the court file, having heard argument and otherwise being fully advised in these premises, it is hereupon
ORDERED and ADJUDGED as follows:
1. The equities of this action are in favor of Plaintiff, and Plaintiff is entitled to the foreclosure of its assessment lien. Plaintiff is due as to Unit A115 Week 1:

Total: $2,913.88
2. Plaintiff holds a lien for the total sums set forth in paragraph 1 superior to any claims, interests or estates of Defendant and any person or entities claiming by, through, under or against this defendant, on the following described property with the following legal description:
Undivided 1/50th interest in and to Condominium Unit A115 Week 1 and their undivided respective share in those common elements appertaining thereto in accordance with and subject to the covenants, conditions, terms, restrictions and other provisions of a certain Declaration of Condominium of SARASOTA SANDS, a resort condominium hotel, as recorded in Official Records Book 1364 at Page 1165 et seq., of the public records of Sarasota County, Florida, and as per Condominium Plat recorded in Condominium Book 14 at Pages 4 through 4B inclusive of the public records of Sarasota County, Florida.
3. If the total sum and all costs accrued subsequent to this judgment are not paid, the clerk of this court shall sell the property at public sale as set forth below to the highest bidder for cash, except as prescribed in paragraph 4, in accordance with section 45.031, Florida Statutes, using the following method:

4. Plaintiff, shall advance all subsequent costs of this action, and shall be reimbursed for them by the Clerk if Plaintiff is not the purchaser of the property for sale, provided, however, that the purchaser of the property for sale shall be responsible for the documentary stamps payable on the certificate of title. If plaintiff is the purchaser, the clerk shall credit plaintiff's bid with the total sum with interest and costs accruing subsequent to this judgment, or such part of it, as is necessary to pay the bid in full.
5. On filing the Certificate of Title the Clerk shall distribute the proceeds of the sale, so far as they are sufficient. by paying: first, all of Plaintiff's costs; second, documentary stamps affixed to the Certificate; third, plaintiff's attorney fees; fourth, the total sum due to Plaintiff, as set forth in Paragraph 1, less the items paid, plus interest at the rate prescribed by law from the date of the sale to the Plaintiff. The Clerk shall retain any amount remaining pending further order of this Court.
6. On filing the certificate of sale, defendant(s) and all persons claiming under or against defendant(s) since the filing of the notice of lis pendens shall be foreclosed of all estate or claim in the property, except as to claims or rights under chapter 718 or chapter 720, Florida Statutes if any. Upon the filing of the certificate of title, the person chapter named on the certificate of title shall be let into possession of the property.
7. Jurisdiction of this action is retained to enter such further orders that are proper.
