NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated 06/17/2024, and entered in Case No. 2023-CA-003364 of the Circuit Court of the TWENTIETH Judicial Circuit in and for Collier County, Florida wherein Wilmington Savings Fund Society, FSB not in its individual capacity but solely as owner trustee on behalf of ANTLR Mortgage Trust 2021-RTL1, is the Plaintiff and Royal Fresh Houses, LLC; Justin Higgins are Defendants, I, Crystal K. Kinzel, Clerk of the Circuit Court and Comptroller, will sell to the highest and best bidder for cash on July 25, 2024 at Courthouse Annex in the Multipurpose Room in Customer Service at the Collier County Courthouse, 3315 Tamiami Trail East, Naples, FL 34112, beginning at 11 am on the following described property set forth in said Final Judgment, to wit:
Lot 10, Block 67, Naples Park Subdivision, Unit No. 5, according to the Plat thereof recorded in Plat Book 3, Page 14, of the Public Records of Collier County, Florida.
Property address: 761 99th Avenue North, Naples, FL 34108
Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim with the Clerk no later than the date that the Clerk reports the funds as unclaimed. If you fail to file a claim, you will not be entitled to any remaining funds.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee's attorney.
