NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated July 19, 2023, and entered in Case No. 19-CA-012176 of the Circuit Court of the Thirteenth Judicial Circuit in and for Hillsborough County, Florida in which THOMAS ORTIZ A/K/A TOMMY ORTIZ; ALLIANCE BANK OF ARIZONA; ARVON FUNDING, LLC ASSIGNEE OF GORDON FOODSERVICE, INC.; CLERK OF CIRCUIT COURT HILLSBOROUGH COUNTY, FLORIDA; FRESCO'S RISTORANTE, LLC, A FLORIDA LIMITED LIABILITY COMPANY; GRAND CAPITAL FUNDING, LLC; STATE OF FLORIDA, DEPARTMENT OF REVENUE; UNKONWN TENANT 1; UNKONWN TENANT 2; UNKONWN TENANT 3; UNKONWN TENANT 4 are defendants, Cindy Stuart, Clerk of the Court, will sell to the highest and best bidder for cash in/on https://www.hillsborough.realforeclose.com/index.cfm in accordance with chapter 45 Florida Statutes, Hillsborough County, Florida at 10:00 am on July 23, 2024, the following described property as set forth in said Final Judgment of Foreclosure:

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed. The Court, in its discretion, may enlarge the time of the sale. Notice of the changed time of sale shall be published as provided herein.
