NOTICE IS HEREBY GIVEN pursuant to the Second Amended Summary Final Judgment of Foreclosure dated June 21, 2024 entered in the above styled case, Case No. 2015-CC-005234-CO of the County Court of the SIXTH Judicial Circuit in and for Pinellas County, Florida, wherein HILL CREST VILLAS CONDOMINIUM ASSOCIATION, INC. is the Plaintiff and ANITA O. VAN SIMAEYS is the Defendant, that KEN BURKE, The Clerk of the Circuit Court, will sell the following property, in PINELLAS County, Florida, described as:
UNIT 22-D from the Condominium Plat of HILL CREST VILLAS CONDOMINIUM PHASE III, as recorded in Condominium Plat Book 33, Pages 30 through 33, Public Records of Pinellas County, Florida; and being further described in the Declaration of Condominium recorded on the 28th day of September 1978 in O.R. Book 4755, page 480 as amended to add PHASE III in O.R. Book 4832, Page 1448, Public Records of Pinellas County, Florida, together with an undivided share in the common elements appurtenant thereto, as set forth in paragraph 10 of the Declaration of Condominium of HILL CREST VILLAS CONDOMINIUM, recorded in O.R. Book 4755, Page 487, Public Records of Pinellas County, Florida.

at public sale, to the highest and best bidder for cash, at www.pinellas.realforeclose.com, 10:00 A.M. on July 30, 2024. The highest bidder shall immediately post with the Clerk, a deposit equal to 5% of the final bid. The deposit must be cash or cashier's check payable to the Clerk of Court and will be applied to the sale price at the time of final payment. Final payment must be made on or before 5:00 p.m. of the day of the sale by cash or cashier's check.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FUNDS FROM THIS SALE, IF ANY, OTHER THAN THE PROEPRTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE IN ACCORDANCE WITH SECTION 45.031(1)(a), FLORIDA STATUTES.
