NOTICE IS GIVEN that pursuant to the Final Judgment of Foreclosure entered on the 23rd day of April, 2024, in Civil Action No. 2022-CC-1363, of the County Court of the Twentieth Judicial Circuit in and for Collier County, Florida, in which ANN MARIE ROMANO, UNKNOWN SPOUSE OF ANN MARIE ROMANO, SECRETARY OF HOUSING AND URBAN DEVELOPMENT, JEFFERSON CAPITAL SYSTEMS, LLC, a foreign limited liability company, ADELYNN ROMANO, ULRIKE GERDA UNKEL, CHRISTOPHER MICHAEL ROMAN, NANCY DIANA LONG, ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER OR AGAINST THE NAMED DEFENDANTS, WHETHER LIVING OR NOT, AND WHETHER SAID UNKNOWN PARTIES CLAIMS AS HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, PERSONAL REPRESENTATIVE OR IN ANY OTHER CAPACITY, CLAIMING BY, THROUGH UNDER OR AGAINST THE NAMED DEFENDANTS and UNKNOWN TENANT(S), are the Defendants, and CROWN POINTE SHORES COMMONS ASSOCIATION, INC., a Florida not-for-profit corporation, is the Plaintiff, CRYSTAL K. KINZEL, CLERK OF THE CIRCUIT COURT, will sell to the highest and best bidder for cash at the 1st floor of the Courthouse Annex in the Multipurpose Room in Customer Service, 3315 Tamiami Trail East, Naples, Florida 34112, at 11:00 a.m. on the 30th day of May, 2024, the following described real property set forth in the Final Judgment of Foreclosure in Collier County, Florida:
Unit No. 201, Building 10 of CROWN POINTE SHORES II (the “Condominium”), a condominium, according to the Declaration of Condominium thereof (the “Declaration”) recorded in Official Records Book 2318, Pages 2600 through 2672A inclusive, of the Public Records of Collier County, Florida, as amended, together with the exclusive right to use the limited common elements and the undivided share of the common elements of the Condominium, declared in the Declaration to be appurtenant thereto.

Any person claiming an interest in the surplus from the sale, if any, other than the property owners as of the date of the lis pendens, must file a claim within 60 days after the sale.
