NOTICE OF SALE IS HEREBY GIVEN pursuant to the Summary Final Judgment of Mortgage Foreclosure entered on May 8, 2024, in Case No. 2023-CA-006608 of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein BENJAMIN T. COLEMAN, TOWNHOMES AT REGATTA LANDING, INC. and HERITAGE HARMOUR MASTER ASSOCIATION, INC are Defendants, the Office of Angelina “Angel” Colonneso, Manatee County Clerk of the Court, will sell to the highest and best bidder for cash online at www.manatee.realforeclose.com, beginning at 11:00 A.M. on the 6th day of June 2024, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 10, TOWNHOMES AT REGATTA LANDING, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 58, PAGE 162, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Also known as 7253 Ketch PL, Bradenton, FL 34212 (the “Property”).
together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim before the clerk reports the surplus as unclaimed.
