NOTICE IS HEREBY GIVEN that pursuant to the Final Judgment for Lien Foreclosure dated October 1, 2024, and entered in Case No. 2024 CC 001130 of the County Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, the Clerk of the Court, Angelina Colonneso, will publicly sell to the highest and best bidder for cash at www.manatee.realforeclose.com beginning at 11:00 AM on November 21, 2024, the following described property:
LOT 19 OF MELWOOD OAKS PHASE 1 SUBDIVISION, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 23, PAGES 157 THROUGH 158, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
COMMENCE AT THE NORTHWEST CORNER OF LOT 19, MELWOOD OAKS SUBDIVISION - PHASE I AS PER PLAT THEREOF RECORDED IN PLAT BOOK 23, PAGE 157 THROUGH PAGE 158, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, THENCE SOUTH 75° 04' 11” EAST, ALONG THE NORTH LINE OF SAID LOT, A DISTANCE OF 58.8 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE SOUTH 75° 4' 11”, ALONG SAID NORTH LINE, A DISTANCE OF 34.1 FEET, THENCE NORTH 14° 55' 49” EAST, PERPENDICULAR WITH SAID NORTH LINE, A DISTANCE OF 0.5 FEET; THENCE NORTH 75° 04' 11” WEST, PARALLEL WITH AND 0.5 FEET NORTHERLY OF SAID NORTH LINE, A DISTANCE OF 34.1 FEET, THENCE SOUTH 14° 55' 49” WEST A DISTANCE OF 0.5 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens, must file a claim before the Clerk of the Court reports the surplus as unclaimed.
This notice shall be published once a week for two consecutive weeks in the Business Observer.
