NOTICE IS HEREBY GIVEN that pursuant to the Stipulated Final Summary Judgment of Foreclosure dated September 16, 2024 (the “Judgment”), entered in Civil Case No. 2024-CA-002976, in the Circuit Court in and for Hillsborough County, Florida, wherein SOUTHSTATE BANK, N.A., a national banking association formerly known as South State Bank, N.A., formerly known as CenterState Bank, N.A., is Plaintiff, and NEW BEGINNINGS OF TAMPA, INC., a Florida not for profit corporation, VALLEY NATIONAL BANK, CORPORATION SERVICE COMPANY, as representative; C2 ADVANCE LLC, a Florida limited liability company; THE LCF GROUP, INC., a New York corporation; SUMMER BREEZE ROOFING, LLC, a Florida limited liability company; UNKNOWN PARTIES IN POSSESSION OF 1405 E. JUNEAU STREET, TAMPA, FLORIDA, 33604; UNKNOWN PARTIES IN POSSESSION OF 8216 N. 13TH STREET, TAMPA, FLORIDA, 33604, are Defendants, Cindy Stuart as the Clerk of the Circuit Court will offer for sale and sell to the highest and best bidder (as described below) for cash at www.hillsborough.realforeclose.com at 10:00 a.m. on December 3, 2024, the following property (collectively the “Property”) set forth in said Judgment located in Hillsborough County, Florida:
Lot 1 and 2, Block 36, together with the West ½ of closed alley abutting on the East and Lots 10, 11, 12, and 13, Block 35 together with the East ½ of closed alley abutting on the West, as vacated by Ordinance No. 7519 in Official Records Book 3762, Page 550, all in SULPHUR SPRINGS ADDITION TO TAMPA FLORIDA, according to the map or plat thereof as recorded in Plat Book 6, Page 5, of the public Records of Hillsborough County, Florida.
Lot 18 and that part of the East ½ of the vacated alley abutting thereon, Block 25, SULPHUR SPRINGS ADDITION TO TAMPA FLORIDA, according to the Plat thereof, recorded in Plat Book 6, Page 5, of the Public Records of Hillsborough County, Florida.
Lot 1, Block 35, SULPHUR SPRINGS ADDITION TO TAMPA FLORIDA, according to the Plat thereof, recorded in Plat Book 6, Page 5, of the Public Records of Hillsborough County, Florida. And the West part of vacated alley abutting thereon.
Lots 5 through 13, inclusive and Lots 25 through 36, Inclusive, Block 28, Nebraska Avenue Heights, according to the map or plat thereof as recorded in Plat Book 14, Page 41, of the Public Records of Hillsborough County, Florida
Lot 1 and the West ½ of closed alley abutting thereon; and the North 20 feet of Lot 2 and the West ½ of closed alley abutting thereon; and Lots 9 and 10 and the East ½ of closed alley abutting thereon; and the South 30 feet of Lot 2 and the West ½ of closed alley abutting thereon; all in Block 7, Sulphur Springs Addition to Tampa, Florida, as per map thereof recorded in Plat Book 6, Page 5, of the Public Records of Hillsborough County, Florida
The “highest and best bidder” for purposes of this Notice of Sale is defined as the party who bids the largest amount of money to purchase the Property and who completes the sale in a timely fashion. The one who bids the largest amount of money to purchase the Property shall be permitted to complete the sale by delivering to the Clerk the balance of the final bid along with the state documentary stamp tax and the Clerk's Registry fee no later than 12:00 PM EST, the next business day following the sale.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
