NOTICE IS HEREBY GIVEN that pursuant to the Final Judgment of Foreclosure dated June 12, 2024, entered in Case No. 2024-CA-376, in the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida, wherein CLAM COURT CONDOMINIUM, INC., is the Plaintiff, and JOELLEN WATERMAN A/K/A JO ELLEN WATERMAN and UNKNOWN PARTY IN POSSESSION are the Defendants; Crystal K. Kinzel, Clerk of the aforesaid Court, will sell to the highest bidder for cash in accordance with Section 45.031, Florida Statutes, in the Annex Building of the Collier County Court House, 3315 Tamiami Trail East, Naples, Florida 34112, beginning at 11:00 a.m. on December 12, 2024, the following described real property, situated and being in Collier County, Florida to-wit:
Unit 202, CLAM COURT, a Condominium, according to the Declaration of Condominium recorded in Official Record Book 596, Pages 222 to 253, inclusive, Public Records of Collier County, Florida.

Said sale will be made pursuant to and in order to satisfy the terms of said Final Judgment of Foreclosure. Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER THE FUNDS ARE REPORTED AS UNCLAIMED, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
