NOTICE OF SALE IS HEREBY GIVEN pursuant to the Summary Final Judgment of Foreclosure entered on September 30, 2024 in Case No. 2024-CA-002114 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein CMG MORTGAGE, INC is Plaintiff, and VICTOR GOTAY; PREAKNESS PRESERVE HOMEOWNERS ASSOCIATION, INC.; UNKNOWN SPOUSE OF VICTOR GOTAY; UNKNOWN TENANT #1 N/KA PATRICIA GOTAY are Defendants, the Office of Stacy M. Butterfield, CPA, Polk County Clerk of the Court, will sell to the highest and best bidder for cash wherein bidding begins at 10:00 a.m. Eastern Time on www.polk.realforeclose.com, on the 1st day of November, 2024, in accordance with Section 45.031(10), Florida Statutes, and pursuant to Administrative Order No 3-15.16, the following described property as set forth in said Final Judgment, to wit:
LOT 23 OF PREAKNESS PRESERVE, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 173, PAGE(S) 4 AND 5, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.

together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within sixty (60) days after the sale.
