YOU ARE NOTIFIED that a civil action for QUIET TITLE OF REAL PROPERTY in PINELLAS COUNTY, FLORIDA said Real Property being located as follows:
1. The decedent, CUONG VAN LE, whose last known address was: 11844 84th Way, Largo, FL 33773, and whose social security number is XXX-XX-4777 died on November 03, 2021, at Hospice in Pinellas Park, Pinellas County, Florida, and on the date of death, the decedent was domiciled in Pinellas County, Florida. and was survived by One or more devisees who are neither a spouse nor a minor child of the decedent.
2, The decedent owned other real property in Florida. Unfortunately, both before his death and after his death, but before the property was transferred to his heirs, certain deeds were executed. These deeds were riddled with errors and are in need of a judicial determination to correct the legal description and the vesting.

3. At the time of his death, Decedent owned real property at 5601 59th Street North, St. Petersburg, FL 33709, Legally Known as:
Lot 1, Block 4, LEALMAN HIGHLANDS NO. 4, according to the Map or Plat thereof, as recorded in Plat Book 26, Page 92 of the Public Records of Pinellas County, Florida 32-30-16-50796-004-0010
4. That title of this property was held as CUONG LE, as single man and NHUNG H. NGUYEN, a single woman, and can be found at OR Book 20614 Page 1289, Official Records of Pinellas County, Florida.
5. That the name of the grantee should be NHUNG HONG THI NGUYEN.
6. That pursuant to the terms of the will, the interest of CUONG LE, needs to descend to:

Largo, FL 33773 50%
ERIC LE, 11844 84th Way,
Largo, FL 33773 50%

That the Personal Representative needs an order REFORMING THE DEED found at OR Book 20614 Page 1289, Official Records of Pinellas County, Florida declaring that the correct name of the Grantee of this property should be NHUNG HONG THI NGUYEN and directing that the Personal Representative issue a Personal Representatives deed transferring the decedents interest in this property to RYAN LE, and ERIC LE. At which time the ownership will be NHUNG HONG THI NGUYEN as to a 50% interest and RYAN LE as to a 25% interest and ERIC LE as to a 25% interest.

29. That the name of the grantee should be NHUNG HONG THI NGUYEN.
30. That in the deed recorded at OR Book 22154, Page 1925, Public Records of Pinellas County, Florida, the Grantor is listed as being CUONG LE, deceased 11/03/2021 and NHUNG H. NGUYEN, a single woman and it contains the incorrect legal.
31. That the Personal Representative needs an order REFORMING THE DEED recorded at OR Book 19397 Page 1344, Public Records of Pinellas County, Florida, and at OR Book 22154, Page 1925, Public Records of Pinellas County, Florida declaring that the correct name of the Grantee and the Grantor, respectively, of this property should be NHUNG HONG THI NGUYEN.
32. That the order REFORMING THE DEED, further needs to correct the legal description of the property recorded at OR Book 22154, Page 1925, Public Records of Pinellas County, Florida by ordering that it should be:

34. That the Legal of this property can be found in the deed recorded at OR Book 20825 Page 2293.
35. This property was subsequently transferred via deed recorded at OR Book 22154, Page 1928, Public Records of Pinellas County, Florida and was incorrectly identified as having a grantor of CUONG LE, deceased 11/03/2021 and NHUNG H. NGUYEN a single woman and a grantee of NGUYEN LE RENTALS, LLC.
36. That further, this deed has a defective legal which reads:
Lot 14, Block 17, ORANGE LAKE VILLAGE, a subdivision, according to the map or plat thereof recorded in Plat Book 36, Pages 65 through 67, inclusive of the Public Records of Pinellas County, Florida as amended on 08/02/2022, BK 22154, Page 1928 and any subsequent amendments thereto.
37. This property was subsequently transferred via deed recorded at OR Book 22249, Page 157, Public Records of Pinellas County, Florida and was incorrectly identified as having a grantor of CUONG LE, deceased 11/03/2021 and NHUNG HONG THI- NGUYEN, a/k/a NHUNG H. NGUYEN a single woman and a grantee of NGUYEN LE RENTALS, LLC.
38. That further, this deed has a defective legal which reads:
Lot 14, Block 17, ORANGE LAKE VILLAGE, a subdivision, according to the map or plat thereof recorded in Plat Book 36, Pages 65 through 67, inclusive of the Public Records of Pinellas County, Florida as amended on 08/02/2022, BK 22154, Page 1928 and any subsequent amendments thereto.
39. That the name of the grantee at OR Book 20825 Page 2293 Public Records of Pinellas County, Florida, should be NHUNG HONG THI NGUYEN.
40. That on the deed recorded at OR Book 22154, Page 1928, Public Records of Pinellas County, Florida the name of the Grantor should be NHUNG HONG THI NGUYEN and the name of the Grantee should be NGUYEN LE RENTALS, LLC.
41. That on the deed recorded at OR Book 22249, Page 157, Public Records of Pinellas County, Florida the name of the Grantor should be NHUNG HONG THI NGUYEN and the name of the Grantee should be NGUYEN LE RENTALS, LLC.
42. That the Personal Representative needs an order REFORMING THE DEED recorded at OR Book 20825 Page 2293 of the Public Records of Pinellas County, Florida, declaring that the correct name of the Grantee should be NHUNG HONG THI NGUYEN, further, the order needs to REFORM THE DEED, located at OR Book 22154, Page 1928, Public Records of Pinellas County, Florida, declaring that the correct name of the Grantor, of this property should be NHUNG HONG THI NGUYEN and the Grantee should be NGUYEN LE RENTALS, LLC, and further REFORMING THE DEED located at OR Book 22249, Page 157, Public Records of Pinellas County, Florida declaring that the correct name of the Grantor, of this property should be NHUNG HONG THI NGUYEN and the Grantee should be NGUYEN LE RENTALS, LLC.

47. That further, this deed has a defective legal which reads:

48. That the name of the grantee at OR Book 20131 Page 2402 Public Records of Pinellas County, Florida, should be NHUNG HONG THI NGUYEN.
49. That on the deed recorded at OR Book 22154, Page 1927, Public Records of Pinellas County, Florida the name of the Grantor should be NHUNG HONG THI NGUYEN and the name of the Grantee should be NGUYEN LE RENTALS, LLC.

55. That further, this deed has a defective legal which reads:
Lot 18, DUNROVIN SUBDIVISION, according to the map or plat thereof recorded in Plat Book 83, Page 59, inclusive of the Public Records of Pinellas County, Florida, and as amended on 11/23/2016, Plat Book 19424, Page 974, as recorded in the Public Records of Pinellas County, Florida and any subsequent amendment thereto.
56. That the name of the grantee at OR Book 19424 Page 974 Public Records of Pinellas County, Florida, should be NHUNG HONG THI NGUYEN.
57. That on the deed recorded at OR Book 22154, Page 1926, Public Records of Pinellas County, Florida the name of the Grantor should be NHUNG HONG THI NGUYEN and the name of the Grantee should be LE NGUYEN RENTALS, LLC.
58.
