NOTICE OF SALE PURSUANT TO CHAPTER 45, FLORIDA STATUTES IS HEREBY GIVEN that, pursuant to the Final Judgment dated March 27, 2025 and filed in Civil Case Number 2024-CA-001718 of the Circuit Court of the Tenth Judicial Circuit in and for Polk County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS OWNER TRUSTEE OF FF INVESTORCO GRANTOR TRUST is the Plaintiff, and RONA PRABHOO, UNKNOWN SPOUSE OF RONA PRABHOO N/K/A RAJENDRA PRABHOO, ASSOCIATION OF POINCIANA VILLAGES, INC., POINCIANA VILLAGE SEVEN ASSOCIATION, INC., SUNNOVA TE MANAGEMENT LLC, UNKNOWN PARTY IN POSSESSION #1 N/K/A RICARDO DOBLASS, UNKNOWN PARTY IN POSSESSION #2 N/K/A NADIYAH BRAXTON, and ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, OR AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are the Defendants, Stacy M. Butterfield, CPA, the Polk County Clerk of Courts & County Comptroller, will sell to the highest and best bidder for cash at public sale on May 1, 2025 beginning at 10:00 a.m. by online auction at www.polk.realforeclose.com after having first given notice as required by Section 45.031, Florida Statutes, the following-described real property as set forth in said Final Judgment, to wit:

THE SALE WILL BE MADE PURSUANT TO THE FINAL JUDGMENT.
