NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Mortgage Foreclosure dated April 9, 2025, entered in Civil Case No.: 2024 CA 005572 NC of the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE OF GS MORTGAGE-BACKED SECURITIES TRUST 2023-PJ5, Plaintiff, and MITCHELL LYNN HELMUTH; KRISTIN J. HELMUTH; LAUREL OAK COMMUNITY ASSOCIATION, INC.; COASTAL COMMUNITY BANK, are Defendants.
KAREN E. RUSHING, The Clerk of the Circuit Court, will sell to the highest bidder for cash, at www.sarasota.realforeclose.com, at 9:00 AM, on the 7th day of August, 2025, the following described real property as set forth in said Judgment, to wit:
LOT 16, LAUREL OAK ESTATES, SECTION 1, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 34, PAGES 5, 5A THROUGH 5H, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
