NOTICE OF SALE IS HEREBY GIVEN pursuant to the Amended Summary Final Judgment of Foreclosure entered on July 28, 2025 in Case No. 2024-CA-002110 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein TH MSR HOLDINGS LLC is Plaintiff, and JOHN HERRON, AS PERSONAL REPRESENTATIVE OF THE ESTATE OF WILLIAM T. HERRON, JOHN HERRON, JOSEPH HERRON, MARGARETT WHELAN and UNKNOWN HEIRS OF WILLIAM T. HERRON, are Defendants, the Office of Stacy M. Butterfield, CPA, Polk County Clerk of the Court, will sell to the highest and best bidder for cash wherein bidding begins at 10:00 a.m. Eastern Time on www.polk. realforeclose.com, on the 23rd day of September, 2025, in accordance with Section 45.031(10), Florida Statutes, and pursuant to Administrative Order No 3-15.16, the following described property as set forth in said Final Judgment, to wit:
LOT 122, HUNTERS RUN PHASE 2, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 93, PAGE 6, PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
Also known as 507 POWDER HORN ROW, LAKELAND, FL 33809 (the “Property”). together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
