NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Mortgage Foreclosure dated July 9, 2025 and entered in the above styled Case Number 2023-CA-005247 NC of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, that Karen E. Rushing, Sarasota County Clerk of Court, will sell the following real property, in Sarasota County, Florida, described as:

AND A PERPETUAL NON-EXCLUSIVE WALKING EASEMENT FOR THEBENEFIT OF THE GRANTEES, THEIR HEIRS, SUCCESSORS ANDASSIGNS, OVER THE FOLLOWING DESCRIBED LANDS LYING ANDBEING IN SARASOTA COUNTY, FLORIDA;THE SOUTH 3 FEET OF THE SOUTH 336.3 FEET OF THE NORTH 762.4FEET OF GOVERNMENT LOT 1 IN SECTION 27, TOWNSHIP 40 SOUTH,RANGE 19 EAST, FROM THE EASTERLY RIGHT-OF-WAY OF THE 66FOOT COUNTY ROAD DESCRIBED IN DEED BOOK 168, PAGE 474, OFTHE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, TO THESHORES OF LEMON BAY.TOGETHER WITH THE NON-EXCLUSIVE RIGHT TO USE ANY DOCKSEXTENDING EASTERLY FROM SAID EASEMENT INTO THE WATERSOF LEMON BAY SO LONG AS SUCH DOCK IS DULY AUTHORIZEDAND PERMITTED BY THE COUNTY OF SARASOTA AND/OR4FLORIDA DEPARTMENT OF EVIRONMENTAL REGULATION ASRECORDED IN OFFICIAL RECORDS BOOK 2324, PAGE 1134.
With an address of 7110 Manasota Key Road, Englewood, Florida 34223; Parcel ID: 0500020012, at public sale, to the highest and best bidder for cash via Internet at: www.sarasota.realforeclose.com, on September 4, 2025, at 9:00 a.m. The highest bidder shall immediately post with the Clerk, a deposit equal to 5% of the final bid. The deposit must be cash or cashier’s check payable to the Clerk of Court. Final payment must be made on or before 5:00 p.m. of the day of the sale by cash or cashier’s check.
