NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated and entered in Case No. 25-CA-001429 of the Circuit Court of the Judicial Circuit in and for Lee County, Florida wherein CARRINGTON MORTGAGE SERVICES, LLC, is the Plaintiff and CARMELO RIVERA; EVELYN RIVERA; FOUNDATION FINANCE COMPANY LLC; UNKNOWN TENANT #1, are Defendants, I, Kevin C. Karnes, Lee County Clerk of Courts, will sell to the highest and best bidder for cash at www.lee.realforeclose.com at 9:00 a.m. on October 23, 2025 the following described property set forth in said Final Judgment, to wit:
LOT (S) 1 AND 2, BLOCK 477, CAPE CORAL UNIT 14, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 13, PAGE(S) 61 THROUGH 88, INCLUSIVE, OF THE PUBLIC RECORDS OF LEE COUNTY, FLORIDA
Commonly known as: 3802 SE 7th Ave, Cape Coral, FL 33904
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
