NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Consent Summary Final Judgment of Foreclosure dated November 18, 2025, and entered in Case No. 11-2024-CA-002611-0001-01 of the Circuit Court of the 20TH Judicial Circuit in and for Collier County, Florida, wherein Deutsche Bank National Trust Company as Trustee for HSI Asset Securitization Corporation Trust 2007-OPT1, Mortgage Pass-Through Certificates, Series 2007-OPT1, is Plaintiff and Fred F. Harbec a/k/a FREDERICK F. Harbec a/k/a Fred Harbec; Tania Iturralde a/k/a T. Iturralde; Premium Roofing, LLC, are Defendants, the Office of the Clerk, Collier County Clerk of the Court will sell at First Floor, Multi-Purpose Room of the Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida 34112 at 11:00 a.m. on the 29th day of January, 2026, the following described property as set forth in said Final Judgment, to wit:
LOT 21, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE NORTHWEST CORNER OF THE SOUTH 1/2 OF THE SOUTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 16, TOWNSHIP 50 SOUTH, RANGE 26 EAST, COLLIER COUNTY, FLORIDA, THENCE EASTERLY ALONG THE NORTH BOUNDARY OF THE SOUTH 1/2 OF THE SOUTHWEST 1/4 AND SOUTHEAST 1/4 OF SAID SECTION 420 FEET TO THE POINT OF BEGINNING, THENCE CONTINUE ALONG SAID LINE 234.35 FEET, THENCE SOUTHERLY ALONG THE CENTER LINE OF THE SOUTHWEST 1/4 OF THE SOUTHEAST 1/4 OF SECTION 16, 208.81 FEET, THENCE WESTERLY AND PARALLEL WITH THE SOUTH BOUNDARY OF SAID SECTION 234.36 FEET, THENCE NORTHERLY AND PARALLEL WITH THE CENTER LINE OF SAID SECTION 208.64 FEET TO THE POINT OF BEGINNING. LESS THE SOUTH 30 FEET FOR RIGHT-OF-WAY AND LESS THE EAST 30 FEET FOR RIGHT-OF-WAY. ALL IN SECTION 16, TOWNSHIP 50 SOUTH, RANGE 26 EAST, COLLIER COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff’s mortgage.
