NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on November 20, 2025 in Case No.: 2025 CA 001205 NC of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein FREEDOM MORTGAGE CORPORATION is Plaintiff, and, CECIL TAYLOR, and NADINE TAYLOR are Defendants, the Office of Karen E. Rushing, Sarasota County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 9:00 A.M. on-line at https://sarasota.realforeclose.com on the 8th day of January 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOTS 1, 2, 3, AND 4, BLOCK 1585, 32ND ADDITION TO PORT CHARLOTTE SUBDIVISION, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 15, PAGES 16, 16A, THROUGH 16L, INCLUSIVE, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Also known as 2824 NADELL RD, NORTH PORT, FL 34288 (the “Property”).
together with all existing or subsequently erected or affixed buildings, improvements and fixtures.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim in accordance with Florida Statutes, Section 45.031.
