NOTICE IS HEREBY GIVEN pursuant to the Uniform Final Judgment of Mortgage Foreclosure entered on the 30th day of October 2025, in Case No. 2024 CA 003402 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein NEWREZ LLC D/B/A SHELLPOINT MORTGAGE SERVICING is the Plaintiff, UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, ASSIGNESS, LIENORS, CREDITORS, TRUSTEES AND ALL OTHERS WHO MAY CLAIM INTEREST IN THE ESTATE OF ANNIE LOIS GIBBS; UNKNOWN SPOUSE OF KENOL JEAN POJX A/K/A KENOL JEAN POIX; JOSHUA C. COUNCIL; ISAIAH DUNBAR; TIMOTHY DUNBAR; THEODORE GIBBS; UNKNOWN TENANT #1 AND UNKNOWN TENANT #2, are the Defendants. Karen Rushing Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com, the Clerk’s website for on-line auctions at, 9:00 AM on the 8th day of January 2026, the following described property as set forth in said Final Judgment, to wit:

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITH THE CLERK BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
