NOTICE is hereby given pursuant to the Uniform Final Judgment of Foreclosure dated December 2, 2025, and entered in Case No. 2025-CA-004347, of the Circuit Court of the 13th Judicial Circuit in and for Hillsborough County, Florida, wherein Avail 3 LLC, a Delaware limited liability company is the Plaintiff, AVAIL 3 LLC, a Delaware limited liability company, and MANTAS KVEIT; COUNTRYWAY HOMEOWNERS ASSOCIATION, INC.; STONEYBROOK HOMEOWNERS ASSOCIATION, INC.; NATIONAL COLLEGIATE MASTER STUDENT LOAN TRUST 1; PORTFOLIO RECOVERY ASSOCIATES, LLC; AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ALL OTHER PERSONS CLAIMING BY, THROUGH OR UNDER ANY OF THE NAMED DEFENDANT AND ANY OTHER PERSONS CLAIMING AN INTEREST IN THE REAL PROPERTY WHICH IS THE SUBJECT MATTER OF THIS ACTION BY AND THROUGH OR UNDER OR AGAINST THE NAMED DEFENDANTS HEREIN, are Defendants. The Clerk of this Court, Victor D. Crist, shall sell to the highest and best bidder for cash electronically at www.hillsborough.realforeclose.com, the Clerk’s website for on-line auctions, at 10:00 AM on JANUARY 5, 2026, the following described property as set forth in said Final Judgment, to wit:

ANY PERSON OR ENTITY CLAIMING AN INTEREST IN THE SURPLUS, IF ANY, RESULTING FROM THE FORECLOSURE SALE, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS, MUST FILE A CLAIM ON SAME WITH THE CLERK OF COURT WITHIN 60 DAYS AFTER THE FORECLOSURE SALE.
