NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated July 12, 2024, and entered in Case No. 2024-CA-001604-O of the Circuit Court of the Ninth Judicial Circuit in and for Orange County, Florida in which BOF HOLDINGS I, LLC, is the Plaintiff and T14-15, LLC are defendants, Tiffany Moore Russell, Clerk of the Court, will sell to the highest and best bidder for cash in/on www.myorangeclerk.realforeclose.com in accordance with chapter 45 Florida Statutes, Orange County, Florida on January 6, 2026 at 11:00 am, the following described property as set forth in said Final Judgment of Foreclosure:
Part of the Northwest 1/4 of the Southwest 1/4 of Section 20, Township 22 South, Range 28 East, Orange County, Florida, including a portion of former Main Street, being more particularly described as follows:
Commence at the Southwest corner of the Southwest 1/4 of said Section 20; run thence N00˚28’58”W along the West line of said Southwest 1/4 of Section 20, a distance of 1892.56 feet to the East right-of-way line of Bluford Avenue; thence S25˚08’41” E along said line of former Maine Street, being a point of curvature on a curve concave Northeasterly, having a radius of 300.00 feet, a chord bearing of S43˚34’45”E, and a chord distance of 189.73 feet; thence run Southeasterly along the arc of said curve and said North right-of-way line of Former Maine Street, through a Central Angle of 36˚52’08”, a distance 193.05 feet; thence 562˚00’49”E of along said North right-of-way line of Former Maine Street, a distance of 470.22 feet to a point of curvature on a curve concave Northeasterly, having a radius of 480.78 feet, a Chord Bearing of S67˚11’22”E, and Chord distance of 86.74 feet; thence run Southeasterly along the arc of said curve and said North right-of-way line of Former Maine Street, though a Central Angle of 10˚21’06”, a distance of 86.86 feet to a point of intersection with the Southerly extension of the East boundary of the lands described in Official Records Book 2957, Page 668, Public Records of Orange Coutny, Florida for a Point of Beginning; thence N0028’46”W along said South extension and said East boundary, a distance of 80.84; thence S86˚06’20”E a distance of 150.88 feet; thence N72˚17’53”E a distance of 221.63 feet; thence S00˚28’40” E a distance of 197.55 feet to a point on the North right-of-way line of Relocated Main Street as depicted on Ocoee Town Center - Phase I, as recorded in Plat Book 77, Pages 37 through 41, Public Records of Orange County, Florida; thence the following two courses along said North right-of-say line of Relocated Maine Street; (1) N89˚38’47”W a distance of 282.47 feet to a point of curvature on a curve concave Southerly, having a radius of 540.00 feet; a Chord Bearing of S86˚06’52”W, and a Chord distance of 79.83 feet; (2) thence run Southwesterly along the arc of said curve, through a Central Angle of 08˚28’40”, a distance of 79.90 feet; thence N00˚28’46” along said Southerly extension of the East boundary of lands described in Official Records Book 2957, Page 668, a distance of 63.23 feet to the Point of Beginning.
