NOTICE is hereby given that Crystal K. Kinzel, Clerk of the Circuit Court of Collier County, Florida, will on January 22, 2026, at 11:00 a.m. ET, in the Multipurpose Room in Customer Service of the 1st Floor in the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Ste. 102, Naples, FL 34112, in accordance with Chapter 45, F.S., offer for sale and sell to the highest and best bidder for cash, the following described property situated in Collier County, Florida, to wit:
The North 180 feet of Tract 88, GOLDEN GATES ESTATES, UNIT NO. 21, according to the plat thereof, as recorded in Plat Book 7, Pages 81 and 82, of the Public Records of Collier County, Florida.

pursuant to the Final Judgment of Foreclosure entered in a case pending in said Court, the style and case number of which is set forth above.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale, before the clerk reports the surplus as unclaimed.
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
