That certain area designated “Reserve Area” shown on the plat of Coconut Bayou as recorded in Plat Book 20, Pages 81 and 82, Public Records of Manatee County, Florida, lying contiguous to and on the southern boundary line of Lot 11 as shown on said plat, and as referenced in the Agreement recorded in O.R. Book 1001, Page 3419 of the Public Records of Manatee County, Florida.

YOU ARE NOTIFIED that an action for quiet title pursuant to Fla. Stat. §65.011, termination of easement due to cessation of purpose and abandonment, adverse possession without color of title pursuant to Fla. Stat. §95 .18, and unjust enrichment regarding the above-described strip of property approximately 20 feet wide by 129 feet long (0.059 acres) has been filed against you and you are required to serve a copy of your written defenses, if any, to it on Andrea M. Johnson, Esq., Barnes Walker, Goethe, Perron, Shea & Johnson, PLLC, the Plaintiff’s attorney, whose address is 3119 Manatee Avenue West, Bradenton, Florida 34205, on or before 30 days from the first publication of the Notice of Action, and file the original with the Clerk of this Court either before service on the Plaintiff’s attorney or immediately thereafter; otherwise a default will be entered against you for the relief demanded in the complaint or petition.
