NOTICE IS HEREBY GIVEN that, in accordance with the Final Judgment of Foreclosure dated November 14, 2025, and entered in Case Number CASE NO.: 532025CA000918000000 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein Soviero Capital, LLC is the Plaintiff, and Wilner Investments, LLC, Wilner Alphonse, Guerline Alphonse and Lakeside Landing Homeowner’s Association, Inc. are the Defendants, Stacy M. Butterfield, as the Clerk of the Circuit Court & Controller, shall sell the property at public sale online at www.polkrealforeclose.com on January 13, 2026, at 10:00 am, to the highest bidder for cash in accordance with section 45.031, Florida statues, to wit:
Lot 307, LAKESIDE LANDINGS PHASE ONE, according to the plat as recorded in Plat Book 147, Pages 45 through 55, of the Public Records of Polk County, Florida

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of date of the Lis Pendens must file a claim before the clerk reports the surplus as unclaimed.
