NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that, pursuant to the Consent Final Judgment of Mortgage Foreclosure and for Enforcement of Assignment of Rents and Leases dated December 15, 2025, issued in and for Polk County, Florida, in Case No. 53-2024-CA-004527, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS OWNER TRUSTEE OF FF INVESTORCO GRANTOR TRUST is the Plaintiff, and ANDREWS1228, LLC, A FLORIDA LIMITED LIABILITY COMPANY, TOWNS OF LEGACY PARK HOMEOWNERS ASSOCIATION, INC., A FLORIDA NOT FOR PROFIT CORPORATION, LEGACY PARK MASTER HOMEOWNERS` ASSOCIATION, INC., A FLORIDA NOT FOR PROFIT CORPORATION and UNKNOWN PARTY IN POSSESSION #1 N/K/A KIMBERLY SEYMOUR are the Defendants.
The Clerk of the Court, STACY BUTTERFIELD, will sell to the highest and best bidder for cash, in accordance with Section 45.031, Florida Statutes, on January 20, 2026, at electronic sale beginning at 10:00 AM, at www.polk. realforeclose.com the following-described real property as set forth in said Consent Final Judgment of Mortgage Foreclosure and for Enforcement of Assignment of Rents and Leases, to wit:

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
