MARY MARGARET BYRNE, as Trustee, under the terms and provisions of a certain Trust Agreement dated the 11th day of February, 1977 and designated as The Mary Margaret Byrne, as Trustee; UNKNOWN SPOUSE OF MARY MARGARET BYRNE, as Trustee; TENANT #1, the name being fictitious to account for unknown parties in possession, and TENANT #2, the name being fictitious to account for Unknown parties in possession,

Notice is hereby given that pursuant to the Final Judgment of Assessment Foreclosure dated December 15, 2025, I will sell to the highest and best bidder for cash at foreclosure sale conducted via Internet at www.manatee.realforeclosure.com at 11:00 a.m. on January 6, 2025, the following described property:
Unit 112, Building 11, Westbay Point & Moorings II, a condominium according to the Declaration of Condominium recorded in Official Records Book 884, Page 804 and re-recorded in Official REcords [sic] Book 886, Page 146, and amendments thereto, and as per Plat thereof recorded in Condominium Book 8, Pages 24 through 26, as amended, including but not limited to amendment in Condominium Book 9, Pages 99 through 101, of the Public Records of Manatee County, Florida.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim in accordance with Florida Statutes, Section 45.031
