NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on January 9, 2025 in Civil Case No. 2022 CA 004083, of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein, CROSSCOUNTRY MORTGAGE, LLC is the Plaintiff, and UNKNOWN HEIRS, BENEFICIARIES, DEVISEES, SURVIVING SPOUSE, GRANTEES,; UNKNOWN TENANT #1 N/K/A VICKI SHELLEY; UNKNOWN TENANT #2 N/K/A JARED SHELLEY; LEON DUANE CALE; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.

BEGIN AT AN IRON STAKE 24 FEET EAST OF THE NW CORNER OF LOT 7, BLOCK 2, SARASOTA-VENICE FARMS, IN SECTION 9, TOWNSHIP 37 SOUTH, RANGE 18 EAST, AS RECORDED IN PLAT BOOK 2, PAGE 8, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA AND PLAT BOOK A, PAGE 68, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA;
THENCE SOUTH ALONG EAST BOUNDARY LINE OF SWIFT ROAD, 275 FEET; THENCE EAST 425 FEET ALONG NORTH BOUNDARY LINE OF 30 FOOT ROAD TO POINT OF BEGINNING; THENCE NORTH 130 FEET; THENCE EAST 75 FEET THENCE SOUTH 130 FEET; THENCE WEST 75 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
