NOTICE IS HEREBY GIVEN that pursuant to the Second Amended Final Judgment of Foreclosure dated February 13, 2025, in the Thirteenth Circuit Court in and for Hillsborough County, Florida, wherein FIRST COMMERCE, LLC, an Oregon limited liability company is the Plaintiff, and granted against the Defendants, 3401 W FLETCHER AVE, LLC, a Florida limited liability corporation, MATTHEW KRUSZEWSKI, MATTHEW KRUSZEWSKI, DDS, PLLC, ADAM GROMAK, D.D.S., VINCENT DELLE DONNE, D.M.D., STEVEN T. SHWER, and CARROLLWOOD GROVE PROFESSIONAL PARK ASSOCIATION, INC. in Case No. 23CA015429, the Clerk of this Court, Victor D. Crist, will at 10:00 a.m. on the, 6th of March, 2025 offer for sale and sell to the highest bidder for cash at www.hillsborough.realforeclose.com in accordance with Section 45.031, Florida Statutes, the real property situate and being in Hillsborough County, Florida more particularly described as:
A Portion of the East½ of the Southwest¼ of the Northwest¼ of the Northwest¼ of Section 10, Township 28 South, Range 18 East, Hillsborough County, Florida, more particularly described as follows:
Commence at the intersection of the West boundary of said East½ of the SW¼ of the NW¼ of the NW¼ with the South boundary of the North 325.0 feet of said East½ of the SW¼ of the NW ¼ of the NW ¼; thence on said South boundary N 89°48' 51” E a distance of 248.52 feet; thence S 00°11'09” E, a distance of 176.49 feet for a POINT OF BEGINNING.
Thence N 79°58'34” E a distance of 54.67 feet; thence S 10°01 '26” E a distance of 60.00 feet; thence S 79°58'34” W a distance of 54.67 feet; thence N 10°01 '26” W a distance of 60.00 feet to the POINT OF BEGINNING.
Said sale will be made pursuant to and in order to satisfy the terms of said Amended Final Judgment of Foreclosure.
