NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated January 10, 2025, and entered in Case No. 24-CA-000345 of the Circuit Court of the 13TH Judicial Circuit in and for Hillsborough County, Florida, wherein PHH Mortgage Corporation, is Plaintiff and The Unknown Heirs, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming an interest by, through, under or against the Estate of David W. Brown a/k/a David William Brown, deceased; Karlise Guzman; Amanda Pidgeon, are Defendants, the Office of the Clerk, Hillsborough County Clerk of the Court will sell via online auction at ww.hillsborough.realforeclose.com at 10:00 a.m. on the 10th day of February, 2025, the following described property as set forth in said Final Judgment, to wit:
THE NORTH 100 FEET OF LOT 56 AND THE NORTH 200 FEET OF THE WEST 1/2 OF THE WEST 1/2 OF LOT 57 OF THE VAN SANT SUBDIVISION, PLAT BOOK 8, PAGE 44 OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA, SUBJECT TO AN EASEMENT FOR INGRESS AND EGRESS ON THE NORTH 30 FEET THEREOF AND LESS ROAD RIGHT-OF-WAY.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
