NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 15, 2025, and entered in Case No. 24-CA-006508, of the Circuit Court of the 20th Judicial Circuit in and for LEE County, Florida, wherein EF MORTGAGE, LLC is Plaintiff and JULIUS DAVID VAN ROOYEN; ELLEN KATHLEEN VIANCOURT A/K/A ELLEN KATHLEEN VAN ROOYEN; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; HAIMISH HOMES LLC; TITAN CONTRACTING, LLC; are defendants. KEVIN C. KARNES, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash BY ELECTRONIC SALE AT: WWW.LEE.REALFORECLOSE.COM, at 9:00 A.M., on the 6 day of March, 2025, the following described property as set forth in said Final Judgment, to wit:

LEGAL DESCRIPTION
From the Southeast corner of the West half (W 1/2) of the Southest Quarter (SE 1/4) of the Southwest Quarter (SW 1/4) of Section 3, Township 44 South, Range 24 East, run West along the South line of said Section for 127 feet; thence run North parallel to the East line of said fraction of a section for 486 feet; thence deflect left 36 degrees 19' and run Northwesterly for 343.2 feet to the point of beginning of the lands hereby conveyed. From said point of beginning, deflect left 96 degrees 00' from the last mentioned course and run Southwesterly 68.3 feet; thence run Northwesterly along the Easterly side of a street 50 Feet wide on the arc of a curve to the right of radius 370 feet for 97.0; thence run Northeasterly, along a line converging Northeasterly 7 degrees 44' with the first mentioned course from the point of beginning for 302 feet to the waters of a lagoon; thence run Southeasterly along said waters for 59 feet; thence run Southwesterly to the point of beginning.
The above described parcel is Lot 11, BELLE AIRE LAGOON, according to the plat thereof on file in the public records of Lee County, Florida, in Plat book 9, at page 72.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
