NOTICE is hereby given that, pursuant to the Uniform Final Judgment of Foreclosure entered on July 1, 2025 in the above-referenced matter pending in the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, the Clerk of this Court will sell the following described property situated in Sarasota County, Florida:

Commence at the Northeast corner of U.S. Government Lot 6 of Section 20, Township 37 South, Range 18 East, Sarasota County, Florida; thence North 32°15’ West, 20 feet for a Point-of-Beginning; thence South 57°45’ West, 97 feet; thence North 32°15’ West, 110 feet; thence North 57°45’ East, 202 feet more or less to the outside of a timber bulkhead on Little Sarasota Bay; thence Southerly along said bulkhead to a point that is more or less 94.4 feet Easterly from the Point-of-Beginning on a line that bears North 57°45’ East; thence South 57°45’ West, 15 feet more or less to a point on line; thence continue South 57°45’ West, 79.4 feet to the Point--Beginning.
ALSO, a non-exclusive private easement for ingress and egress to be used in common with the Grantor thereof, their heirs, devisees, grantees and assigns, as described in Warranty Deed recorded in O.R. Book 623, Page 397, Public Records of Sarasota County, Florida.

Commence at a found concrete monument at the Northeast corner of U.S. Government Lot 6, Section 20, Township 37 South, Range 18 East; thence North 32°15’00” West, 20.00 feet; thence South 57°45’00” West, 97.00 feet; thence North 32°15’00” West, 110.00 feet; thence North 57°45’00” East, 30.69 feet for a Point-of-Beginning; thence North 67°41’32” West, along Easterly line of a 25 foot access easement 0.24 feet; thence North 55°14’42” East, 169 feet to the face of an existing timber bulkhead and waters of Sarasota Bay; thence Southwardly along said timber bulkhead and waters of Sarasota Bay, 8 feet plus or minus to intersect a line which bears North 57°45’00” East from Point- of-Beginning; thence South 57°45’00” West, 168 feet plus or minus to Point-of- Beginning, lands being and lying Section 20, Township 37 South, Range 18 East, Sarasota County, Florida.
Together with all improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property.
