NOTICE IS HEREBY GIVEN pursuant to a Final Summary Judgment of Foreclosure dated July 7, 2025, entered in Civil Case No.: 25-CA-001563 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida, wherein WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN IT’S INDIVIDUAL CAPACITY BUT SOLELY AS TRUSTEE FOR CHNGE MORTGAGE TRUST 2023-3, Plaintiff, and JEFFREY MICHAEL THOMAS A/K/A JEFFREY THOMAS, is Defendant.
I will sell to the highest bidder for cash, at www.lee.realforeclose.com, at 9:00 AM, on the 7th day of August, 2025, the following described real property as set forth in said Judgment, to wit:
LOTS 20 AND 21, BLOCK 6133, CAPE CORAL, UNIT 98, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 25, PAGE 107, PUBLIC RECORDS OF LEE COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk before the clerk reports the surplus as unclaimed. If you fail to file a timely claim you will not be entitled to any remaining funds. After the funds are reported as unclaimed, only the owner of record as of the date of the Lis Pendens may claim the surplus.
