NOTICE IS HEREBY GIVEN, pursuant to a Final Judgment of Foreclosure filed May 14, 2025 and entered in Case No. 24-CA-000247 of the Circuit Court in and for Collier County, Florida, wherein Lakewood Condominium Association II, Inc. is the Plaintiff and Roger Vartanian and Angelina Vartanian are the Defendants, the Clerk of Court, Crystal K. Kinzel, will sell to the highest and best bidder for cash on the 1st Floor Lobby, Collier County Courthouse Annex, 3315 Tamiami Trail East, Naples, FL 34112, at 11:00 AM on the 19th day of June, 2025, the following described property as set forth in said Final Judgment, to wit:
UNIT 208, BUILDING C-3, OF LAKEWOOD CONDOMINIUM - UNIT II, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 771, PAGE 917 AND ALL SUBSEQUENT AMENDMENTS THERETO, TOGETHER WITH ITS UNDIVIDED SHARE IN THE COMMON ELEMENTS, IN THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim with the Clerk of Court within 60 days after the sale.
