NOTICE IS HEREBY GIVEN that pursuant to the Uniform Final Judgment of Foreclosure dated June 19, 2024 (the “Judgment”) and Order Rescheduling Foreclosure Sale (the “Order”) dated February 24, 2025, entered in Civil Case No. 29-2024-CA-000456, in the Circuit Court in and for Hillsborough County, Florida, wherein SOUTHSTATE BANK, N.A., a national banking association, is Plaintiff, and OATH BREWING LLC, a Florida limited liability company, 13 SHOTS LLC, a Florida limited liability company, SLICE OF FREEDOM PIZZERIA L.L.C., a Florida limited liability company, JERROD HAYES, an individual, ELICIA HAYES, an individual, HILLSBOROUGH COUNTY, a political subdivision of the State of Florida, UNKNOWN PARTIES IN POSSESSION OF 304 ACACIA DRIVE, PLANT CITY, FLORIDA 33566, and UNKNOWN PARTIES IN POSSESSION OF 3905 CASON ROAD, PLANT CITY, FLORIDA 33566, are Defendants, Victor D. Crist, as the Clerk of the Circuit Court, will offer for sale and sell to the highest and best bidder (as described below) for cash via electronic sale at www.hillsborough.realforeclose.com at 10:00 a.m. on March 31, 2025, in accordance with Chapter 45, Florida Statutes, the following described real property (collectively the “Property”) set forth in said Judgment located in Hillsborough County, Florida:
LOTS 2, 3, 5, 6, 7, 8, 10, 11 AND THE EAST 1/3 OF LOTS 4 AND 9, BLOCK 4, DEVANE & THOMAS, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 5, PAGE 14, PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA having an address of 304 Acacia Drive, Plant City, Florida 33563.
The “highest and best bidder” for purposes of this Notice of Sale is defined as the party who bids the largest amount of money to purchase the Property and who completes the sale in a timely fashion. The one who bids the largest amount of money to purchase the Property shall be permitted to complete the sale by delivering to the Clerk, the balance of final bid amount plus doc stamps and court registry fees no later than 12:00 PM EST, the next business day following the sale.
Said sale will be made pursuant to and in order to satisfy the terms of the Judgment and Order.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
