NOTICE IS HEREBY GIVEN pursuant to the Final Judgment entered on January 3, 2025 and the Order on Plaintiff's Motion to Reschedule Foreclosure Sale entered on February 25, 2025 in Case No. 2023-CA-005021, in the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein MADISON PLACE SERVICE PROVIDER LLC's (“MADISON PLACE”), are the Plaintiffs and, JULIAN A. CRUZ, JULIAN CRUZ, UNKNOWN TENANT #1 n/k/a Elizabeth Cruz, and UNKNOWN TENANT #2, are the Defendants, that the Polk County Clerk of Court shall sell to the highest bidder(s) for cash at public sale at 10:00 a.m. on Tuesday, April 1, 2025, at www.polk.realforeclose.com, the following property, as set forth in the Final Judgment:
Lot 306, MADISON PLACE, according to the plat thereof, recorded in Plat Book 173, Page(s) 16 through 20, inclusive, of the Public Records of Polk County, Florida, with the following street address: 764 Madison Drive, Davenport, FL 33837.
Any person claiming an interest in the surplus from the sale, if any, other than the property owners as of the date of the lis pendens must file a claim within sixty (60) days after the sale.
