NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 01st day of March, 2025, and entered in Case No. 11-2023-CA-002066-0001-XX, of the Circuit Court of the Twentieth Judicial Circuit in and for Collier County, Florida, wherein WELLS FARGO BANK, NATIONAL ASSOCIATION, AS TRUSTEE FOR LEHMAN MORTGAGE TRUST MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-1 is the Plaintiff and JOHN P. WEAVER; and UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY N/K/A MICHELLE WEAVER are defendants. Crystal K. Kinzel as the Clerk of the Circuit Court shall sell to the highest and best bidder for cash at Collier County Government Complex, 1st Floor, 3315 Tamiami Trail E, Naples, FL 34112, at 11:00 AM on the 08th day of May, 2025, the following described property as set forth in said Final Judgment, to wit:
THE WEST ONE-HALF (1/2) OF TRACT 83, GOLDEN GATE ESTATES, UNIT 91, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 5, PAGE 30, OF THE PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK NO LATER THAN THE DATE THAT THE CLERK REPORTS THE FUNDS AS UNCLAIMED. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER THE FUNDS ARE REPORTED AS UNCLAIMED, ONLY THE OWNER OF RECORD AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
