NOTICE IS HEREBY GIVEN pursuant to the Default Final Judgment of Foreclosure dated March 12, 2025, entered in Case No. 25-CC-000497, of the County Court of the Twentieth Judicial Circuit in and for Lee County, Florida, wherein MARINA TERRACE CONDOMINIUM ASSOCIATION, INC., a Florida Not-For-Profit Corporation is Plaintiff, and ALBERT DEGUTIS, TRUSTEE OF THE ALBERT J. DEGUTIS DECLARATION OF TRUST DATED AUGUST 7TH, 2007, and UNKNOWN TENANT n/k/a Nancy Marks are Defendants, the Lee County Clerk of the Court, Kevin C. Karnes, will sell to the highest bidder for cash on April 10, 2025, in an online sale at www.lee.realforeclose.com beginning at 9:00 a.m., the following property as set forth in said Final Judgment, to wit:
Unit Number 102, Marina Terrace, a Condominium according to the Declaration of Condominium thereof recorded in Official Records Book 1565, Page 1829, and as amended Public Records of Lee County, Florida, together with an undivided interest in the common elements appurtenant thereto according to said Declaration.
Property Address: 2711 First Street, Unit 102, Fort Myers, FL 33916.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER, AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM IN ACCORDANCE WITH FLORIDA STATUTES, SECTION 45.031.
