NOTICE IS HEREBY GIVEN pursuant to Uniform Final Judgment of Mortgage Foreclosure entered on the 2nd day of April 2024, in Case No. 2023-CA-006654, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein AURORA FINANCIAL GROUP, INC, is the Plaintiff, and DEREK C. RUETZ; COPPERSTONE MASTER ASSOCIATION, INC.,; COPPERSTONE TOWNHOME HOMEOWNERS ASSOCIATION, INC., are the Defendants. Angelina Colonneso Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com, the Clerk's website for on-line auctions at, 11:00 AM on the 17th day of June 2025, the following described property as set forth in said Final Judgment, to wit:
LOT 98, COPPERSTONE PHASE I, A SUBDIVISION ACCORDING TO THE PLAT THEREOF RECORDED AS PLAT BOOK 51, PAGES 178 THROUGH 201, INCLUSIVE OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITH THE CLERK BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
