NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated April 14, 2025, and entered in Case No. 2024 CA 000446 of the Circuit Court of the Seventh Judicial Circuit in and for Flagler County, Florida in which THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK as successor in interest to JP Morgan Chase Bank, N.A., as Trustee for Centex Home Equity Loan Trust 2005-A, is the Plaintiff and Theresa Fuentes-Marchesani, Rafael Fuentes, are defendants, the Flagler County Clerk of the Circuit Court will sell to the highest and best bidder for cash in/on online at www.flagler.realforeclose.com, Flagler County, Florida at 11:00AM on the June 13, 2025 the following described property as set forth in said Final Judgment of Foreclosure:
