NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated October 28, 2025 entered in Civil Case No. 412022CA002350CAAXMA of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATE HOLDERS OF CWALT, INC., ALTERNATIVE LOAN TRUST 2007-8CB, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2007-8CB is Plaintiff and CARMELO SAPIENZA and BRIENA SAPIENZA, et al, are Defendants. The Clerk, ANGELINA M. COLONNESO, shall sell to the highest and best bidder for cash at Manatee County’s On Line Public Auction website: https://manatee.realforeclose.com, at 11:00 AM on December 02, 2025, in accordance with Chapter 45, Florida Statutes, the following described property located in MANATEE County, Florida, as set forth in said Final Judgment of Foreclosure to-wit:
UNIT 61 B-1, SHADYBROOK VILLAGE, A CONDOMINIUM, F/K/A SHADYBROOK VILLAGE, SECTION THREE, ACCORDING TO THE DECLARATION OF CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 647, PAGE 754 THROUGH 769, INCLUSIVE, AND BY CERTIFICATE OF MERGER RECORDED IN OFFICIAL RECORDS BOOK 1402, PAGES 876 THROUGH 1102, INCLUSIVE, AND AS AMENDED THEREAFTER, AND AS PER PLAT THEREOF RECORDED IN CONDOMINIUM BOOK 3, PAGES 3 AND 4, AND AS THEREAFTER AMENDED, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the clerk reports the surplus as unclaimed. The court, in its discretion, may enlarge the time of the sale. Notice of the changed time of sale shall be published as provided herein.
