Notice is hereby given pursuant to a Final Judgment of foreclosure filed the 17th day of November, 2025, and entered in case No. 2025-11296-CICI in the Circuit Court of the Seventh Judicial Circuit in and for Volusia County, Florida, wherein KENNETH D. ULLMAN is the Plaintiff and STEPHEN J. HONCZARENKO , THE UNKNOWN SPOUSE OF STEPHEN J. HONCZARENKO, SPRUCE CREEK PROPERTY OWNERS ASSOCIATION, INC., SPRUCE CREEK GOLF VILLAS, INC., ALFINITI, INC., ENCORE WIRE CORPORATION, BEL AIRE FINANCIAL, LLC formerly known as SWIFT FINANCIAL, LLC, and THE UNKNOWN TENANT(S)/OCCUPANT(S) IN POSSESSION now known as DOUGLAS BARON and LAURA SOLANO are the Defendants. That I will sell to the highest and best bidder for cash beginning at 11:00 AM at www.volusia.realforeclose.com in accordance with Chapter 45, Florida Statutes, on JANUARY 7, 2026 the following described property as set forth in said Final Summary Judgment of Foreclosure, to-wit:

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim in accordance with Florida Statutes, Section 45.031 before the Clerk reports the surplus as unclaimed.
