NOTICE IS HEREBY GIVEN pursuant to a Consent Final Judgment of Foreclosure filed August 27, 2025 and entered in Case No. 2023CA006191000000, of the Circuit Court of the 10th Judicial Circuit in and for POLK County, Florida, wherein WELLS FARGO BANK, NA, AS TRUSTEE, ON BEHALF OF THE HOLDERS OF STRUCTURED ASSET MORTGAGE INVESTMENTS II, INC., BEAR STEARNS MORTGAGE FUNDING, TRUST 2007-AR3, MORTGAGE PASS THROUGH CERTIFICATES, SERIES 2007-AR3 is Plaintiff and JEANIA M. RILEY; DONNA M. PURNELL; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; SOLIVITA COMMUNITY ASSOCIATION, INC.; are defendants. STACY M. BUTTERFIELD, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash BY ELECTRONIC SALE AT: WWW.POLK. REALFORECLOSE.COM, at 10:00 A.M., on December 29, 2025, the following described property as set forth in said Final Judgment, to wit:
LOT 21, IN BLOCK A, SOLIVITA PHASE 7B1, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 136, AT PAGE 14-18, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
This notice is provided pursuant to Administrative Order No.1-21.5.
