NOTICE IS HEREBY GIVEN pursuant to the Amended Final Judgment/Order of Foreclosure dated August 6, 2025, entered in Civil Case No. 2024 CA 001437 AX of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida, wherein Joan Engelbach and Elita Krums-Kane, as Trustee of The Elita Krums-Kane Trust Agreement uad 5/16/09, are Plaintiffs, and GT Alliance, LLC, a Florida Limited Liability Company, Jerzy Gustek, and Angieszka Kryczkowski-Gustek are Defendants. Angelina M. Colonneso, Clerk of the Circuit Court, will sell the following property located in MANATEE County, Florida:
Lot 152, STONEYBROOK AT HERITAGE HARBOUR SUBDIVISION, SUBPHASE A, UNIT 1, as per Plat thereof recorded in Plat Book 39 Page 160 through 179, of the Public Records of Manatee County, Florida.
To the highest and best bidder via Internet: https://www.manatee.realforeclose.com/ at 11:00 A.M on October 29, 2025. The highest bidder shall immediately post with the Clerk, a deposit equal to 5% of the final bid. The deposit must be cash or cashier’s check payable to the Clerk of the Circuit Court. Final payment must be made on or before 4:00 p.m. eastern standard time, of the date of the sale by cash or cashier’s check.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
