NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Summary Final Judgment of Foreclosure dated March 26, 2024 and Amended Summary Judgment dated March 28, 2024 in Case No. 11-2023-CA-003186-0001-XX of the Circuit Court of the 20TH Judicial Circuit in and for Collier County, Florida, wherein THE BANK OF NEW YORK MELLON TRUST COMPANY, NATIONAL ASSOCIATION FKA THE BANK OF NEW YORK TRUST COMPANY, N.A. AS SUCCESSOR TO JPMORGAN CHASE BANK, N.A., AS TRUSTEE FOR RESIDENTIAL ASSET MORTGAGE PRODUCTS, INC., MORTGAGE ASSET-BACKED PASS-THROUGH CERTIFICATES SERIES 2005-RS6, is Plaintiff and CHRISTINE LIS A/K/A CHRISTINE MARIE LIS A/K/A CHRISTINE M. LIS; UNKNOWN SPOUSE OF CHRISTINE LIS A/K/A CHRISTINE MARIE LIS A/K/A CHRISTINE M. LIS; U.S. BANK NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY, BUT SOLELY AS TRUSTEE OF NRZ RECOVERY TRUST,, are Defendants, the Office of the Clerk, Collier County Clerk of the Court will sell at First Floor, Multi-Purpose Room of the Collier County Courthouse, 3315 Tamiami Trail East, Naples, Florida 34112 at 11:00 a.m. on the 4th day of December, 2025, the following described property as set forth in said Final Judgment, to wit:
LOT 46, UNIT 1, PALM RIVER ESTATES, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 3, PAGE 90, PUBLIC RECORDS OF COLLIER COUNTY, FLORIDA, LESS THE FOLLOWING DESCRIBED PARCEL:
BEGINNING AT THE MOST EASTERLY CORNER OF SAID LOT 46, RUN SOUTH 56°03’24” WEST ALONG THE LOT LINE COMMON TO LOTS 46 AND 45 OF SAID PLAT, FOR 126.06 FEET (SHOWN AS 125.56 FEET, IN ERROR, ON SAID PLAT), TO THE MOST WESTERLY CORNER OF THE AFOREMENTIONED LOT 45; THENCE RUN 25.10 FEET ALONG THE EASTERLY RIGHT-OF-WAY LINE OF CAROL VINE DRIVE, A 60 FOOT WIDE RIGHT-OF-WAY, SAID LINE BEING THE ARC OF A CURVE, CONCAVE TO THE SOUTHWEST HAVING A RADIUS OF 145.66 FEET (SHOWN AS 146.00 FEET IN ERROR, ON SAID PLAT), AND SUBTENDED BY A CHORD HAVING A LENGTH OF 25.07 FEET AND BEARING N 30°39’54” W, TO A POINT ON CURVE; THENCE RUN N 64°38’32” E THROUGH SAID LOT 46, FOR 126.73 FEET TO THE NORTHEASTERLY LOT LINE OF SAID LOT 46; THENCE RUN 6.14 FEET ALONG SAID NORTHEASTERLY LOT LINE, SAID LINE BEING THE ARC OF A CURVE TO THE SOUTHWEST, HAVING A RADIUS OF 685.00 FEET AND SUBTENDED BY CHORD HAVING A LENGTH OF 6.14 FEET AND BEARING S 27°29’32” E TO THE POINT OF BEGINNING, COLLIER COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff’s mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
