NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Consent Final Judgment of Foreclosure dated August 28, 2025, and entered in Case No. 2023 12738 CIDL of the Circuit Court of the 7TH Judicial Circuit in and for Volusia County, Florida, wherein U.S. Bank National Association, as Trustee for MASTR ADJUSTABLE RATE MORTGAGES TRUST 2006-OA2 MORTGAGE PASS-THROUGH CERTIFICATES, Series 2006-OA2, is Plaintiff and Julie B. Zalloum a/k/a Jule Baker Zalloum a/k/a Julie Anne Baker; Osama Ahmed Zalloum; River Oaks Community Association, Inc.; River Oaks III Homeowners’ Association, Inc., are Defendants, the Office of the Clerk, Volusia County Clerk of the Court will sell via online auction at www.volusia.realforeclose.com at 11:00 a.m. on the 14th day of October, 2025, the following described property as set forth in said Final Judgment, to wit:
LOT 14, RIVER OAKS III, ACCORDING TO THE PLAT THEREOF AS RECORDED IN MAP BOOK 46, PAGES 29 THROUGH 32, INCLUSIVE, OF THE PUBLIC RECORDS OF VOLUSIA COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff’s mortgage.
