COMMENCE AT THE NORTHWEST CORNER OF TRACT 54, ZEPHYRHILLS COLONY COMPANY LANDS, AS RECORDED IN PLAT BOOK 2, PAGE 6, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA; THENCE NORTH 89°58'18" EAST 136.8 FEET FOR THE POINT OF BEGINNING THENCE CONTINUE NORTH 89°58'18" EAST 245.43 FEET THENCE SOUTH 00°19'00" WEST 165.57 FEET THENCE SOUTH 89°58'18" WEST 243.93 FEET THENCE NORTH 00°12'06" WEST 165.57 FEET TO THE POINT OF BEGINNING, CONTAINING 0.93 ACRES MORE OR LESS.
