NOTICE IS HEREBY given pursuant to the Court’s Final Judgment of Foreclosure dated March 31, 2026, and entered in Case No. 412025CA000437CAAXMA, in Circuit Court in and for Manatee County, Florida wherein FIRST CITRUS BANK n/k/a DFCU FINANCIAL, is the Plaintiff and JAMES M. PACHENCE, and BABETTE M. PACHENCE, are the Defendants, I will sell to the highest bidder online at www.manatee.realforeclose.com, at 11:00 A.M. on the 1st day of July, 2026, the following described property as set forth in the Final Judgment of Foreclosure, to wit:

Being a part of Lots 429 and 430, Riverdale Revised, a Subdivision, as per plat thereof recorded in Plat Book 10, Page 40, of the Public Records of Manatee County, Florida, and a portion of that certain parcel of land referred to in Administrative Determination 94-98 and described in vacation of canal (R-94-33V), recorded in Official Records Book 1428, Pages 86 through 89, Public Records of Manatee County, Florida, all being more particularly described as follows:
Begin at the Northeast corner of Lot 430 of said Riverdale Revised Subdivision, said point being the beginning of a curve to the right, of which the radius point lies S 19˚ 10’06” E, a radial distance of 1,090.00 feet and having a chord bearing of N 72˚42’37” E, 71.46 feet; thence Easterly along the arc, through a central angle of 03˚45’26”, a distance of 71.48 feet; thence S 15˚24’58” E, a distance of 135.86 feet; thence S 75˚59’43” W, a distance of 16.59 feet; thence S 70˚23’15” W, a distance of 61.23 feet; thence N 20˚ 0553” W, a distance of 136.77 feet to a point of curvature of a non-tangential curve, concave South, of which the radius point lies S 20˚05’06” E, a radial distance of 1,090.00 feet; thence Easterly along the arc of said curve through a central angle of 00˚55’00”, a distance of 17.44 feet, said curve being subtended by a chord that bears N 70˚22’24” E, a distance of 17.44 feet to the Point of Beginning.
