NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated March 26, 2026 and entered in Case No. 24-CA-004296 of the Circuit Court of the Judicial Circuit in and for Lee County, Florida wherein EQUITY PRIME MORTGAGE LLC, is the Plaintiff and JOHN CARMELO ALESSI; EIGRAM INC. DBA CHARTER CAPITAL; MV REALTY PBC LLC, is/are Defendant(s), I, Kevin C. Karnes, Lee County Clerk of Courts, will sell to the highest and best bidder for cash at www.lee.realforeclose.com at 9:00 a.m. on May 14, 2026 the following described property set forth in said Final Judgment, to wit:

Commonly known as: 1325 NE 35th St, Cape Coral, FL 33909
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the clerk reports the surplus as unclaimed.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no other recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
