NOTICE IS HEREBY GIVEN that pursuant to a Final Judgment in Foreclosure entered on April 16, 2026 and entered in Case No. 2025 CA 002791 NC in the Circuit Court of the 12th Judicial Circuit in and for Sarasota County, Florida, wherein TRACEY J. MERCHANT AND DAVID A. MERCHANT, are the Defendants. The Clerk of the Court, KAREN E. RUSHING, will sell to the highest bidder for cash at https://www.sarasota.realforeclose.com on July 14, 2026 at 9:00am, the following described real property as set forth in said Final Judgment, to wit:
LOT 16, BLOCK 45 OF WARM MINERAL SPRINGS, UNIT 87, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 10, PAGES 82A-82E, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
and commonly known as: 421 CALBIRA AVE, NORTH PORT, FL 34287 (the “Property”).
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
