NOTICE is hereby given that, pursuant to the Stipulated Final Judgment of Foreclosure entered on April 16, 2026 in the above-referenced matter pending in the Circuit Court of the Twelfth Judicial Circuit in and for Sarasota County, Florida, Karen E. Rushing, the Clerk of this Court will sell the following described property situated in Sarasota County, Florida:

Commence at NW corner of Section 31, Township 40 South, Range 20 East; thence S 00° 42’ 11” W along the West boundary of Section 31, 1948.44 feet; thence S 88° 28’ 49” E, 50 feet to the Easterly R/W of said Indiana Ave.; thence N 00° 42’ 11” E along the Easterly R/W of Indiana Ave., 200 feet for a P.O.B.; thence S 88° 28’ 49” E, 290 feet; thence N 00° 42’ 11” E, 100 feet; thence N 88° 28’ 49” W, 290 feet to the Easterly right- of-way of Indiana Ave.; thence S 00° 42’ 11” W along said Easterly right-of-way of Indiana Ave., 100 feet to the Point of Beginning. The Southerly boundary of which lies Northerly of and adjacent to that certain land conveyed to Yust in deed recorded in O.R. Book 1010, Page 697, Public Records of Sarasota County, Florida.
